<p>Do you realize how expensive it is to rent in<a href="http://www.summitchamber.org/" target="_blank"> Summit County Colorado?</a> For example, while searching in the Summit County Daily Classifieds for rentals, <a href="http://www.townoffrisco.com/" target="_blank">Frisco</a>&#8216;s average price for a 2bd/1ba condo rents between $1300 to over $2000 a month and typically does not include utilities.  Also, that little four legged friend you love can&#8217;t go with you, either.  What does someone do in this situation?  They end up sharing a space with roommates and other pets.  This may be acceptable for a short time, but eventually if you are planning on staying up here for a minimum of 5 years, it would be wise to acquire your own property.</p>
<p>The problem is coming up with the cash for the down payment.  If you get creative, start saving now, or if you have other investments that are just stagnant, maybe you could cash those in for your down payment. <a href="http://www.realtor.com/home-finance/financial-calculators/rent-vs-buy-calculator.aspx">Buying a property vs. renting</a> enables you to build equity for your future and have a tax write off.  When you rent, there aren&#8217;t any financial benefits to you for your future.</p>
<p>I have met several people who are long term locals that live in Summit county and spend anywhere between $400-$1000 in rent.  I think the biggest fear is the commitment to have a mortgage, they fear of losing their property, but guess what, you have to have a place to live.  Wouldn&#8217;t it make sense to own something and have someone pay you to share half the expenses?</p>
<p>If you are a person who travels to Summit County, <a href="http://www.townofbreckenridge.com/">Breckenridge,</a> <a href="http://www.townoffrisco.com/">Frisco,</a> <a href="http://www.keystoneresort.com/">Keystone</a>, <a href="http://coppercolorado.com/summer/index.html">Copper </a>on a regular basis and rent every year, just think what it would take to buy a property and rent it out when you are not using it.  There seems to be several people who look for seasonal rentals every year, this can be quite a profitable business for those who own property.  You not only have a place to stay when you want it, but there are people looking for that place to rent from you.  Wouldn&#8217;t it be a better investment to own your own place and be the one in control of renting it, than vice verse?</p>
<p>If you are considering buying at all for investment, recreational use, or a place to live on a full time basis, this is the best time in years to buy that property. Interest rates are low, Sellers are more flexible on their position of selling, and there is a lot of inventory.  Why risk it in the stock market , Summit County is still a strong investment for the future.</p>

<p>Inventory levels have increased since the winter in Summit County.&nbsp; The market here is becoming a little more neutral than a full on Seller&#8217;s market.&nbsp; Now is a good time to buy in Summit County because of the choices.&nbsp; Some properties have been on the market for more than a few months and perhaps the seller may be a little more negotiable than in prior years when there are not a lot of choice.&nbsp;</p>
<p>Our market has never experienced a bubble like other areas in the nation.&nbsp; WE have been consistently growing anywhere between 10-25% appreciation a year.&nbsp; It has stabilized a little this year due to the economist portraying doom and gloom everywhere.&nbsp; However, we are not experiencing a decline in prices or do we experience foreclosures here.&nbsp; Generally if a property is going to foreclosure, it is usually sold or rectified before that even happens.</p>

<p>The first new development is called Water House on Main Street.&nbsp; This development will be located at the south end of Main street located next store to the Hyatt Main Street Station.&nbsp; The advantage to this location is that you are right in town,&nbsp;and are able to walk to the lifts.&nbsp; These units are luxury 1-3 bedroom condominiums.&nbsp; Your ownership includes: dedicated owner ski lockers on site, fitness facility, sauna/locker rooms, members lounge, outdoor heated pool and 7 outdoor hot tubs and a media room.&nbsp; There will be underground parking, concierge services, ski valet on site with boot warmers. There will be bellmen services, cable&nbsp;TV access and wireless, high-speed internet access. &nbsp; The ice skating rink is right next store, as well.&nbsp;</p>

<p>Breckenridge is a very family friendly town with a lot of activities year round.&nbsp; Property values continue to increase and depending on which side of town you are located you can expect to pay between $300 per square foot&nbsp;( outside of the city limits) up to $1450 or more per square foot.&nbsp; If you are going to be on the mountain (ski in-ski out) plan on around&nbsp;1200 + &nbsp;a square foot.&nbsp; A single family home in Breckenridge is going to be a little bit less per square foot than a condo, duplex or town-home.&nbsp; So keep this in mind.&nbsp; The difference between a condo vs a single family home is that you don&rsquo;t have to maintain the property, and generally there is on site management as well as other amenities available for a monthly fee.</p>

<p>The Summit County area which consists of Breckenridge, Keystone, Copper Mtn., Frisco, Dillon and Silverthorne have not experienced the housing slump that is occurring in other places in the United States.&nbsp; I know it is hard to believe, but we are a resort town and the majority of our home buyers consist of second family homeowners.&nbsp; Our inventory is low, but the demand is high.&nbsp; With this combination we are experiencing anywhere between 10-20% appreciation per year.&nbsp;</p>

<p>Happy New Year!&nbsp; It is snowing and is supposed to continue to snow for the next several days.&nbsp; It was quite busy up here in the mountains the past two weeks and adventurous!&nbsp; We had record breaking temperatures, however, that did not prevent anyone from skiing or being out and about.&nbsp;</p>
<p>All of the hotels were booked and all of the condos were rented when on December 30Th, the winds began to pick up and the snow began to fall.&nbsp; We were all skiing that day at Copper MT. and had heard that the road&nbsp; (I-70) was closed.&nbsp; So we hung around for a couple hours and headed out.&nbsp; It took an hour to get to Frisco, which is normally a 5 minute drive.&nbsp; The traffic that was heading to Silverthorne (2 miles) took another hour and a half.&nbsp; Needless to say, at that point it was a complete white out and they closed I-70 and got everyone off the highway.&nbsp;</p>
<p>&nbsp;Several travelers ended up at the Silverthorne Rec Center, Middle School and various churches.&nbsp; But several also ended up in their cars for the night.&nbsp; We ended up with 5 people that were stranded and had a nice time.</p>
<p>The road did not open until 4pm New Year&rsquo;s Eve and people headed down the road.&nbsp;</p>
<p>Now, the snow continues to fall and the skiing and snowshoeing and x-country trails are fabulous!&nbsp; I think it will be a wonderful winter.&nbsp; Wouldn&rsquo;t it be nice to have a property to go to so you won&rsquo;t be stranded on I-70?</p>
<p>The housing industry in Summit County is just as strong as ever.&nbsp; It is a wonderful place to have fun!</p>
<p>During the holidays and just about every Saturday, Copper MT. has fireworks and a torchlight parade and a Snowboarding exhibition.&nbsp; Breckenridge has a big festival coming up the Ullr Fest Jan 6-11 and it consists of a week-long</p>
<p>celebration of Ullr (a mythical Norse God of Snow)&nbsp;.&nbsp; There will be a Main Street Parade, live entertainment and bar series, a Nordic and ice skating event as well.</p>
